We recently sat down with Rick Perkins, a 55+ specialist with RE/MAX Commonwealth to discuss some of the biggest trends he is seeing with those over age 55.

What type of home features are the 55+ buyers interested in?

Buyers today are looking for a first-floor owner’s suite and at least one flex room downstairs. The flex room can be for an office with a day bed for guests, a fitness room or a craft room. In addition, the dining room should be tied to the open concept, but the space needs to be large enough to have the whole family over to enjoy a holiday meal. An open kitchen to the family room is key. Finally, outdoor living space is very, very important such as covered porches, etc. Buyers today are thinking long term and looking for finishes such as wider doorways, walk-in showers and seats in the showers. The little details are important, such as levered handles, energy efficiency (to control costs) and storage space.

What type of lifestyle amenities is this age group looking for?

This buyer is looking for a mix of social and recreational attributes. Outdoor amenities include walking/running trails, pickleball courts and social gathering areas. Indoor amenities should include an opportunity to either rediscover or discover various clubs and activities like card games, board games or continuous learning opportunities. In addition, a planned effort to socialize is a big benefit, such as trips to cultural or sporting programs

What is the most important lifestyle trait this buyer is seeking in a new home community?

Staying healthy and engaged with people of similar interests.

What are the important features that a 55+ individual/family is seeking in an apartment community?

It’s not very different than what homebuyers are seeking. They are looking for people of like interest to stay active and socially connected.
